The Parc Bay Advocate Program is built to help qualified Bay Area buyers make informed decisions in a competitive market. Parc Bay’s buyer-side service fee is 1.5% of the purchase price, subject to a $15,000 minimum commission per transaction. When a seller-paid buyer’s agent commission is 2.5%, the difference is returned as a 1.0% cash back commission rebate at closing.

That credit may be applied toward closing costs or, for current renters, used as a credit to help secure a replacement tenant. Eligibility requires a 3-month exclusive buyer representation agreement with Parc Bay and participation as a teacher, first-time homebuyer, or first-time investor client. Rebates are generally not considered taxable income based on applicable IRS guidance, Parc Bay will not issue a Form 1099 or similar for the rebate, and lender approval is required.
