How much is the rebate and how do I get it?

You receive a 1% cash back rebate at closing when the seller pays a 2.5% buyer's agent commission. Parc Bay keeps 1.5% and returns the 1% difference to you. Please note, refer to our "1% cash back buyer's club" page to determine if you can qualify for this exclusive invitation-only program.

Can I use the rebate for closing costs?

Yes. You can apply it toward closing costs. If you're a current renter, you may also use it as a credit to help secure a replacement tenant.

Who qualifies for this program?

Eligibility is limited to teachers, healthcare workers, first-time homebuyers, or first-time investor clients who sign a 3-month exclusive buyer representation agreement with Parc Bay.

Is the rebate taxable?

Generally no, based on IRS guidance. Parc Bay does not issue a Form 1099 for the rebate. But please check with your tax advisor.

Do I need lender approval?

Yes, your lender must approve the rebate credit before closing.

Is the 1% Cash Back Buyer's Club program open to everyone?

No, it's invitation-only and requires qualification under the Advocate Program criteria.

What if the seller's commission is less than 2.5%?

The rebate is based on the difference above Parc Bay's 1.5% fee. If the seller-paid commission is lower, the rebate may be reduced or unavailable.

What if the 1.5% fee is less than $15,000?

Parc Bay's minimum commission is $15,000 per transaction, so the rebate calculation starts after that minimum is met.
