Seller's Agent - A real estate professional becomes a Seller's Agent by entering into a listing agreement to represent the seller's interests. The Seller's Agent owes the highest duties to the Seller, including confidentiality, loyalty and utmost care.
Buyer's Agent - A real estate professional becomes the Buyer's Agent by entering into an agreement to represent the buyer. The Buyer's Agent owes the highest duties to the Buyer, including confidentiality, loyalty and utmost care.
Dual Agent - Dual agency occurs when a real estate brokerage company represents both the Seller and the Buyer as clients. It commonly arises when the Listing or Seller's Agent and the Buyer's Agent work for the same real estate firm. In California, the buyer, the seller, and the Agent must agree in writing for the creation of dual agency. The Dual Agent is required to treat the buyer and seller honestly and impartially. In dual agency, the professional's duties are more limited and there is potential for conflict of interest. To lessen the conflict, the dual agent plays a neutral role in negotiations and must not advance the interest of one party ahead of the other. The Dual Agent acts as a facilitator to bring Seller and Buyer to a common ground of understanding in the negotiations.

10 Tips for Pet-Owning Sellers
Pet-owning sellers may turn off potential buyers if they don’t keep Fido or Fifi out-of-sight during showings.
Here is a list of advice for sellers when showing a house that has a pet:
1. Remove photos of pets from the walls, shelves, or refrigerators.
2. Clean food and water bowls regularly, and hide them when not in use.
3. Stash away pet toys, crates, carriers, and leashes.
4. Vacuum carpets, upholstery, and wood floors.
5. Keep litter boxes clean and out of sight, and remove signs of doggy potty pads.
6. Open windows to let in fresh air.
7. Neutralize odors with fresh-smelling candles and air sanitizers.
8. Hire professionals to remove unsightly pet stains.
9. Board or crate animals during open houses.
10. Repair visible signs of pet damage, such as scratched walls or floors.
